One Main Development and Prudential Snyder partner on condo sales and sustainability initiatives

June 4, 2008—Normal, IL—One Main Development has partnered with a team of agents from Prudential Snyder Real Estate to sell the 34 condominium units in Uptown One, the first mixed-use building located on the future circular intersection in Uptown Normal. A concept strongly embraced by both One Main Development and Prudential Snyder, Uptown One is designed to meet the growing need for a more sustainable, urban lifestyle in a smaller community such as Normal. “We were attracted to the Prudential Snyder team because of their willingness to embrace the community’s goal for more sustainable living. They have a wonderful group of people who share our enthusiasm for the product and the strong community asset base developing Uptown,” says Mike Royse, President of One Main Development. The Prudential Snyder team will consist of Jean Hutson, Beth Caldwell and Mike Hutson, all with several years of sales and marketing experience. To do this, One Main Development is following specific guidelines that address not only construction and building specifications, but an entire host of urban lifestyle initiatives. For instance, Uptown One will have an energy-efficient heating and cooling system; will use building material procured from a 500-mile region; will focus on renewable materials such as cork flooring and recycled wood and will implement a lighting plan designed to reduce energy use and light pollution. In addition, there will be an emphasis on recycling construction waste. Beyond the standard specifications, Uptown One promotes the ability to live, work and play in the same area cutting down on driving and gas consumption. The location of Uptown One, adjacent to the future multi-modal transportation center encourages people to utilize alternative transit options. “The concept of urban living goes hand-in-hand with a sustainable lifestyle,” says Mike Royse. “Uptown One is about more than just meeting the building standards to become LEED Silver. Uptown One will be about lifestyle. Part of that will include providing ways for people to approach everyday activity in a thoughtful, environmentally responsible manner.” Challenged with the requirement for LEED (Leadership in Energy/Environmental Design) certification, One Main Development started looking into sustainable building and community design and learned that certifying their project was only a small step toward meeting their, and the community’s goals. “We really wouldn’t even be thinking this big if it was not for the leadership and investment on the part of the Town,” says Mike Royse. The Town of Normal has aggressive environmental standards for the Uptown community. First, they have applied for LEED-ND (Neighborhood Development) status for a portion of the business district in Uptown which includes the circular intersection where Uptown One, Two and Three will be located. In addition, the Town will be working on a number of street and infrastructure changes in Uptown. For example, the Town will be developing streetscapes that include native plants irrigated with recycled stormwater and planted in a way to reduce the urban heat island effect. Also, the Town will build a walkable community which is accommodating to pedestrians. A host of initiatives are being considered with the goal of achieving the highest level of sustainability possible. Residential sales efforts for Uptown One are well underway, with several condominium units already sold. The Uptown One Sales and Leasing Office, located at 104 North Street, will open its doors to the public later in June.
